Do I need an Electrical Report?

Yes if you’re a landlord, selling a property, buying a property, or you haven’t had your electrics checked in years.

What is an Electrical Report?

An EICR (Electrical Installation Condition Report) is basically a full health check for your property’s electrics. We test the wiring, sockets, the consumer unit, and make sure everything is safe and up to current standards.

What do the codes C1, C2, C3 and FI mean?
These are the official BS 7671 codes used in every EICR:
•C1 – Danger present
Something is unsafe and needs fixing immediately.
•C2 – Potentially dangerous
Not an emergency, but it could become unsafe — needs repairing.
•C3 – Improvement recommended
Safe to use, but not up to today’s standards. No fail.
•FI – Further investigation needed
Something needs looking into before we can confirm it’s safe.
 
Only C1, C2 or FI mean the installation doesn’t pass.
Will my property fail just because it’s old?

No.
BS 7671:2024 does not require older wiring to be upgraded unless something is actually unsafe.
Lots of older homes pass with a few C3 recommendations, which is completely normal.

Do you need to turn the power off?

Yes, but only briefly.
Some tests required by BS 7671 need the power off for a few minutes at a time.
We’ll let you know each step so it’s not disruptive.

How long does an EICR take?
On average:
•Flats: 1–2 hours
•Houses: 2–4 hours
It depends on the size and condition of the property.
What happens if the EICR finds problems?
