REGULATORY CONTEXT

Awaab’s Law and Electrical Hazards.

Awaab’s Law, introduced under the Social Housing (Regulation) Act 2023, sets fixed timescales for social landlords to investigate and address hazards reported by residents. Introduced first for damp and mould, the requirements are being extended to a wider range of hazards under the Housing Health and Safety Rating System, including electrical hazards.

For housing providers, this means being able to call on a contractor who can respond, investigate and, where necessary, carry out repairs within the statutory windows involved. We track reported hazards on our system and keep a dated record of each step — investigation, action taken and close-out — giving you the evidence to demonstrate compliance. Specific timescales and implementation dates continue to be phased in — please confirm the current requirements that apply to your organisation with your compliance team.
